Services
Conroe is where Peak Garage Door Repair is based, and it covers the ZIP codes 77301, 77302, 77303, 77304 and 77306. That is a lot of ground, and the garage doors on it are not all the same. A door on a tree-lined street near the old courthouse square has lived a very different life from one on a street that was poured three years ago, and both are different again from a roll-up door on a loading dock off FM 3083.
This page works through Conroe area by area: what kind of door we usually find there, what tends to wear out first, and what is worth keeping an eye on. Whatever part of town you are in, the way we work is the same. We are open 24 hours a day, every day of the year, you get the price before work starts, and nothing extra is added without your go-ahead.
The older residential streets between historic downtown Conroe and Loop 336, often called Uptown, hold some of the oldest houses in the city. Many were built long before the attached two-car garage became standard, so we see a real mix here: detached single-car garages at the back of the lot, carports that were enclosed later, and garages added on during a renovation decades after the house went up.
What that means in practice:
If you own one of these houses and care about how it looks from the street, a replacement door does not have to look modern. Carriage-house style steel doors are made for exactly this kind of house. Our installation and replacement page explains how we size and fit a new door.
Conroe grew outward in waves, and the subdivisions from the 1970s through the 1990s are now old enough that their garages have been through several rounds of repair. River Plantation, in the south of the city, is a good example: a golf-course community where much of the housing went up in the early-to-mid 1970s. Streets of that age across Conroe share the same pattern.
By now most of these homes have had at least one new door, one new opener and several sets of springs, fitted by different people at different times. So the first thing we do on a visit is work out what is actually on the door. We regularly find springs that are the wrong size for the door they lift, which is why the door feels heavy when you pull the release and why the opener has been labouring. We also find openers installed before photo-eye sensors were required, or with the sensors removed or bypassed. A door that does not reverse when something is under it is a safety problem, and we will tell you if yours is one.
Mature trees are the other feature of these neighbourhoods. Leaves and pine needles collect along the bottom seal and in the tracks, roots lift driveway slabs so the door no longer meets the floor evenly, and a fallen limb is one of the commoner causes of a bent panel. A quick look at the bottom seal and the tracks each autumn saves a lot of trouble. Our maintenance visit covers that and more.
On the edges of the city, communities such as Grand Central Park near I-45 and newer builder streets in Wedgewood Forest have added a great many homes in a short time. The garage doors on these streets were chosen by the builder, and they tend to be similar from house to house: insulated or non-insulated steel sectional doors, torsion springs sized for the original door, and a belt-drive or wall-mount opener, often with a smartphone app.
The repairs here are less about age and more about use and electronics:
See garage door opener repair for how we handle the electronic side.
West of the city along Highway 105, Conroe runs toward Lake Conroe, and homes in 77304 that sit nearer the water live with more moisture in the air. In a closed garage that damp collects on the coldest metal: springs, cables, the bottom bracket and the lower track. If you have a home in this part of Conroe, the parts to watch are the cable ends at the bottom corners of the door and the bottom bracket they attach to. Rust there weakens the connection that holds the door's weight. If you see heavy rust or broken strands, leave it alone and call. Those parts are under full spring tension.
Beyond the subdivisions, a lot of Conroe's ZIP codes are still country, especially to the north toward the Sam Houston National Forest and to the east. Properties here often have a metal building or shop alongside the house, and those buildings tend to use roll-up sheet doors rather than sectional doors. Roll-up doors fail differently: the spring sits inside the drum at the top, the curtain can jam in its guides when a building settles, and dust and wasps get into everything.
Gravel and caliche drives also bring grit into the bottom track and onto the rollers. Wiping the tracks clean is a reasonable owner job. Adjusting the spring on a roll-up door is not, because that spring is under tension just like a torsion spring on a house door.
Conroe's commercial doors are concentrated along I-45, around Loop 336 and in Conroe Park North, the city's industrial park on FM 3083 east of I-45. These are the doors that open dozens of times a day, take hits from forklifts and delivery trucks, and cost a business money every hour they are stuck. We work on rolling steel service doors, roll-up sheet doors and commercial sectional doors, and on the operators that run them. Details are on our commercial garage doors page.
Uptown bungalow, 1970s ranch house, new-build street, lake-side home, rural shop or loading dock: call (936) 228-3826. Tell us roughly where in Conroe you are, what the door is doing and how old it is, and we will take it from there.
Questions
Yes. All five Conroe ZIP codes are part of our home area, from the streets near downtown to the rural roads on the edges. If you are just over the line in a neighbouring town, we cover Willis, Montgomery, Cut and Shoot, Magnolia and The Woodlands too.
Usually, yes. Doors are made in many sizes, and non-standard openings can be matched with a made-to-order door or by adjusting the framing. We measure the opening, the headroom and the side room before giving you a price, so you know what is realistic before you commit.
A door that is hard to lift by hand with the opener released usually has a spring that has lost tension or was never sized correctly. That puts extra strain on the opener. It is a spring job, not an opener job. Our spring repair page explains how we size replacements.
Stop using it, keep people and cars clear, and do not run the opener to force it back. A door that is out of its track can fall. See off-track garage door repair for what to do while you wait.
Yes. We are open 24 hours a day, seven days a week, and Conroe is home base. A door stuck open overnight, or a car trapped behind a broken spring, is exactly the kind of call we take. See emergency garage door repair.
